Debt Service Coverage Ratio Loans

DSCR loans are designed to help investors scale beyond the limitations of Fannie Mae and Freddie Mac.  These programs have zero DTI (debt-to-income) requirements.  Therefore, we won’t need to review tax returns or calculate your personal income.  Instead, we’ll rely on the property’s Debt Service Coverage Ratio (DSCR), FICO, LTV, and liquidity.  These programs favor entity vesting in many cases so we have no issue using your LLC or Corporation as the borrower as long as we have a personal guarantor who owns at least 20% of the entity.  DSCR loans have no cap on the number of financed properties you own where as Fannie Mae, Freddie Mac, and most banks will have limits.
