Volume 10 · August 1st, 2026

If you own a home with a first mortgage rate between 3% and 5%, you own the most valuable financial asset most Americans will ever hold — and the market just gave you another reason to protect it.

On July 23rd, the 10-year Treasury yield broke past 4.7% — its highest level since January 2025 — and National Mortgage News is now openly reporting that mortgage rates could climb back above 7% shortly. The Mortgage Bankers Association raised its rate forecast to 6.5% through 2028. Fannie Mae raised its year-end 2026 target to 6.4%. And the Federal Reserve’s own June projections showed a rate hike is now more likely than a rate cut — a direct ratification of the Bank of America thesis we covered last month.

The lesson from 2025 is worth repeating: 62% of prospective homebuyers waited for rates to fall. They didn’t. The same 62% are still waiting. But if you already own a home with a locked-in low rate, congratulations — you don’t need rates to fall. What you probably need is access to the equity around that rate, without giving it up. That’s what this issue is about.

Market Update — August 2026: The 7% Warning Just Broke

July delivered the kind of week the “wait for rates to fall” crowd has been afraid of. The 10-year Treasury yield — the primary driver of mortgage pricing — climbed from around 4.5% to above 4.7% in a matter of days. Renewed Iran tensions pushed oil prices toward $100/barrel territory, and every major institutional forecaster revised their outlook higher.

The Mortgage Bankers Association now expects 30-year mortgage rates to average 6.5% through 2028 — three full years of elevated pricing. MBA chief economist Mike Fratantoni put it plainly: “With this higher inflation forecast, Treasury yields and mortgage rates will stay higher for longer.” Fannie Mae raised its year-end target to 6.4%, with rates staying near 6.3% through 2027. The National Association of Home Builders doesn’t expect the 30-year fixed to be consistently below 6% until the end of 2027.

And the June FOMC meeting delivered projections showing a rate HIKE is more likely in 2026 than a cut. The market has already priced accordingly. The direction of travel is not ambiguous.

What Could Change This

None of this guarantees rates can’t fall. If inflation cools sharply, the Iran situation resolves, or the labor market weakens significantly, the outlook shifts. But every major forecaster — the MBA, Fannie Mae, NAHB, Bank of America, Deutsche Bank — has moved in the same direction. Betting on a rate scenario that hasn’t materialized in three years is a strategy in name only.

IPL Takeaway

Here’s the good news buried in all the rate coverage: if you already own a home with a low first mortgage, none of it needs to affect you. Your locked-in rate is protected. What you need is a way to access the equity around it without touching it. That’s exactly what we’ve been closing more of than ever.

This Month’s Play: Your Low First Mortgage Is Gold. Don’t Give It Up.

Roughly 60% of American homeowners have a first mortgage rate below 5%. Most of those loans were locked in during 2020–2022. Today’s rate on a new 30-year fixed sits around 6.5–6.8%. On a $400,000 loan, the difference between a 3.5% rate and a 6.75% rate is roughly $850 more per month — over $300,000 in extra interest across the life of the loan.

That’s why cash-out refinancing — the traditional way homeowners access equity — is a non-starter for most people right now. Giving up a 3.5% first mortgage to tap $75K in equity is one of the most expensive financial moves you could make in 2026.

Here’s what most homeowners don’t realize: a HELOC or fixed second lien sits BEHIND your first mortgage. Your primary rate stays exactly where it is. Only the new money you access — the equity you’re actually using — carries the new rate. You keep your golden first mortgage. You get your capital. Two separate loans, two separate rates.

The same play works for investors — with an important caveat. Most brokers won’t touch investment property HELOCs, or the terms they offer are prohibitive. IPL will, and our terms are aggressive. This is one of the fastest-growing corners of our business.

IPL Volume Update: +80% — HELOC and 2nd position closings are up nearly 80% year-over-year. That’s what happens when a product genuinely fits the moment.

Two Recent Closings — Two Different Playbooks

“We refinanced our primary in 2021 at 3.375%. When we needed capital for a full kitchen renovation and to pay off two high-interest credit cards, my broker at another lender kept pushing us toward a cash-out refi. The math never worked — we would have nearly doubled our monthly payment to access $85K. IPL walked us through a fixed second lien in the low 6% range. Our first mortgage never moved. We got the renovation done, cleared the cards, and our combined monthly payment barely changed.”

“I had $220K in equity sitting across three stabilized rentals that I couldn’t easily access. Every broker I called either wouldn’t do investment property HELOCs at all, or the terms were terrible. IPL set me up with a HELOC on my strongest property just under 7% — and I used the draw to buy my next two properties as effectively cash offers. My existing DSCR loans never got touched. I would have missed both deals waiting for a traditional cash-out refi to close.”

Featured Loan Product: HELOC & 2nd Position Loans — Built for This Market

Whether you’re a homeowner sitting on a sub-5% first mortgage or an investor with equity locked in your rentals, we’ve built our HELOC and 2nd lien programs to move fast, price aggressively, and — most importantly — leave your existing first mortgage untouched.

HELOC / 2nd Position — Program Highlights: Access Equity. Keep Your Rate.

Available on primary residences and investment properties — including single-family rentals, 2–4 units, and short-term rentals. Fixed second liens and true HELOCs both available. Rates starting in the 6% range for strongest scenarios (top credit, lower CLTV).

Note for investors: occasionally a HELOC won’t solve the problem — bridge exits, balloon payments, or portfolio restructuring often need a full refinance. In those cases, our DSCR loan program remains available. But for the majority of scenarios we’re seeing right now, the 2nd position play is the right move.

How Much Equity Do You Have? Let’s Find Out.

With rates climbing and every major institution now positioned for higher-for-longer, the question worth answering is a simple one: how much equity are you sitting on, and what could you do with it? We’ll walk you through the math, compare your options, and help you decide if a HELOC or 2nd position makes sense. No commitment, no pressure — just real numbers.
